Some people dream of having a huge home but it’s good to think about what will be best for your family. Once you know what type of home and the space you will need for you and your family then your home search will get you to your perfect home.

4. Some Homes Need Love.

Keep an open mind when looking at homes as many homes need TLC (tender loving care).  Look to your Broker or Agent to give you advice on whether the home needs major or minor repairs and upgrades.  Think about how you and your family could make the home your perfect home after you do some remodeling such as paint and new floors.

5. Location Location Location.

Your perfect home should be in a location that you can see yourself living in.  If living in the school district your desire or close to family, job, shops and restaurants is important to you then location is a key factor in finding your perfect home.

6. Do Your Homework.

Look online at the homes in the areas you are interested to know about the community and surrounding areas you are hoping to live in.  Know the most you can about the schools, parks, freeway access, shopping and dining around the cities you would like to find your perfect home in.

7. Always Have a Home Inspection.

Home inspections are a vital part of purchasing your perfect home.  Home Inspectors are professionally trained to look at the systems of a home that you cannot see with your tour.  This process will help you know if this home is truly your perfect home and not a money pit.

8. Can You Imagine You and Your Family in this Home.

Upon entering the home does it give you the feeling that you have found your perfect home. Can you imagine yourself and your family living in this home for at least the next 5 to 7 years.  Could you be happy living in what would become your perfect home.

9. Does This Home Have Room to Grow.

The perfect home should be able to grow with your family as it grows in the future.  Make sure your perfect home has the bedrooms, bathrooms and space to grow as your life changes and grows in the future.

10. Do Not Set Your Dreams Too High.

The reality is that most houses will not meet all your expectations so you will need to be flexible.  Know over time that you can make the perfect home more to your taste and you will enjoy the process of owning, maintaining and upgrading even the perfect home you compromised on.  Home ownership is so rewarding that making it your own will allow you to have that “Perfect Home.”

5 things to do before putting your home on the market

When you list your home, and open it up for potential buyers to see, you want to make sure your home can be shown at it’s best. Not only that, but doing some initial troubleshooting for any potential problems with your home can save you lots of headaches during a property inspection. 1. Have a pre-sale home inspection. Be proactive by arranging for a pre-sale home inspection. An inspector will be able to give you a good indication of the trouble areas that will stand out to potential buyers, and you’ll be able to make repairs before open houses begin.

2. Organize and clean. Pare down clutter and pack up your least-used items, such as large blenders and other kitchen tools, out-of-season clothes, toys, and exercise equipment. Store items off-site or in boxes neatly arranged in the garage or basement. Clean the windows, carpets, walls, lighting fixtures, and baseboards to make the house shine.

3. Get replacement estimates. Do you have big-ticket items that are worn our or will need to be replaced soon, such your roof or carpeting? Get estimates on how much it would cost to replace them, even if you don’t plan to do it yourself. The figures will help buyers determine if they can afford the home, and will be handy when negotiations begin.

4. Find your warranties. Gather up the warranties, guarantees, and user manuals for the furnace, washer and dryer, dishwasher, and any other items that will remain with the house.

5. Spruce up the curb appeal. Pretend you’re a buyer and stand outside of your home. As you approach the front door, what is your impression of the property? Do the lawn and bushes look neatly manicured? Is the address clearly visible? Are pretty flowers or plants framing the entrance? Is the walkway free from cracks and impediments?
